Regulation Z: Points & Fees

As of January 1, 2022, the Regulation Z adjusted points and fees dollar trigger for high-cost mortgages changes from $1,103 to $1,148, and the adjusted total loan amount threshold for high-cost mortgages changes from $22,052 to $22,969.


FHFA Loan Limits

The Federal Housing Finance Agency (FHFA) has announced that in 2022, the maximum conforming loan limits will be $647,200 (up from $548,250) for one-unit properties. The maximum high balance loan limit will be $970,800.

Regulation Z: HPML Special Appraisal Exemption Threshold

As of January 1, 2022, the Regulation Z threshold for the loan amount for the exemption from HPML appraisal requirements will increase from $27,200 to $28,500.


Regulation Z: Threshold for Exempt Consumer Credit Transactions

As of January 1, 2022, the Regulation Z exemption threshold for loans not secured by real property or a dwelling will increase from $58,300 to $61,000.


Regulation M: Threshold for Exempt Consumer Leases

As of January 1, 2022, the Regulation M exemption threshold for consumer leases will increase from $58,300 to $61,000.


Regulation C: Home Mortgage Disclosure Act (HMDA)

As of January 1, 2022, the Regulation C asset-size threshold will increase from $48 million to $50 million, and the covered open-end lines of credit threshold will decrease from 500 to 200.

The first rule focuses on debt collection communications and clarifies the FDCPA’s prohibitions on harassment and abuse, false or misleading representations, and unfair practices by debt collectors when collecting consumer debt. The second rule clarifies disclosures debt collectors must provide to consumers at the beginning of collection communications. This rule also prohibits debt collectors from suing or threatening to sue consumers on time-barred debt.

The 2021 Mortgage Servicing COVID-19 Rule temporarily in place from August 31, 2021 through December 31, 2021 requires mortgage servicers to make sure certain procedural safeguards have been met before referring certain 120-day-delinquent accounts for foreclosure, unless an exception applies. The Rule allows mortgage servicers to offer certain COVID-19-related loan modification options for incomplete applications, and it also stipulates when a mortgage servicer must renew reasonable diligence efforts.

Did you ever wonder what ZDNU stands for in front of a course name? It simply stands for Do Not Use as it is a retired course and in longer part of our course offerings or your licensed course package.

What does this mean for you?
  • Since the course is marked as ZDNU, the course should no longer be assigned to new training programs as the courses are no longer receiving updates.
  • In addition, current training programs should be reviewed and updated accordingly to ensure students are not reviewing outdated material.

What does this mean for historical reporting?
  • Great News! Reporting accuracy is very important to us; therefore, the courses will still reflect accordingly on reports/transcripts.

Are there replacement courses available?
  • In many cases, yes! Contact your Account Rep or Customer Service Specialist.
